Calgary Built Brief #14: Tech Capital Needs a Site

Fortinet opened a 122,000-square-foot cybersecurity hub in a renovated downtown building on September 16. Its cloud, training and operational-technology facilities turn an existing office asset into technical workspace. If more companies follow, this could be a bellwether for Calgary office redevelopment rather than new towers.

AI has a different footprint. The province lists eStruxture’s 205,000-square-foot CAL-3 data centre in Rocky View County as under construction, with a 90 MW power component. CoreWeave signed as Phase 1 anchor tenant in May; eStruxture targeted operation in the second half of 2026. That makes power, cooling and commissioning the immediate local tests, not another funding headline.

The development gate is tightening nearby. Rocky View County held data-centre planning sessions on September 29 and October 1, gathering feedback on location, water, noise, emissions and site design. Its July bylaw change made data-centre campuses discretionary and paused new S-DAT redesignation decisions while it develops a framework. Existing construction and future proposals face different questions.

Smaller tech projects also have addresses. Calgary’s CURA Climate raised US$10 million to build and commission a cement-process pilot in Taber. Federal funding of up to $894,673 for Calgary-based SmartGRO backs LED system testing at Hydragreens’ Calgary greenhouse.
